Outer walls are drawn inside the building outline, so the floor area is the space you can actually use. Inner walls between rooms are drawn 12 cm thick.
The dashed red line shows the minimum distance from buildings to the plot border. In Lithuania 3 m is the usual minimum without your neighbour's consent, but check your detailed plan. Coverage (užstatymo tankumas) is calculated from the official area.
